Terms of Service

ParcelWatch is an early-warning service: we watch the public record and tell you when something is filed against the parcels you specify. These Terms set out what the service does, what it doesn't, and the ground rules for using it. The most important thing to understand up front is in section 02 — we alert you to filings, but we can't stop them, and we're not a replacement for title insurance or legal advice.
01Acceptance of these terms
These Terms of Service ("Terms") govern your use of parcelwatch.app and the ParcelWatch monitoring service, operated by Limelyte Technology Group ("ParcelWatch," "we," "us"). By creating an account or using the service, you agree to these Terms. If you do not agree, please do not use the service.
02What ParcelWatch is — and is not
ParcelWatch is an informational early-warning service. We monitor county recorder records for the parcels you specify and notify you when a document is recorded against them.
ParcelWatch does not:
- Prevent any document from being recorded.
- Provide legal advice or act as your attorney.
- Provide title insurance or guarantee clear title.
- Guarantee that every recording will be detected, or that any alert will be complete, accurate, or delivered within a particular time.
ParcelWatch is not a substitute for title insurance, legal counsel, or your own diligence. If you believe you are a victim of fraud, contact your title company, an attorney, your county recorder, and law enforcement.
03Eligibility and accounts
You must be at least 18 years old to use ParcelWatch. You are responsible for the accuracy of the information you provide — including the county and parcel numbers you ask us to monitor — and for keeping your account credentials secure. You may ask us to monitor a parcel you do not own (for example, a family member's home); by doing so you confirm you have a legitimate interest in monitoring it.
04Subscriptions, billing, and cancellation
- ParcelWatch is offered as an annual subscription per the plan you select.
- Subscriptions renew automatically at the end of each term unless you cancel before renewal. We'll let you know before a renewal charge.
- You may cancel anytime. Monitoring continues through the end of your paid term; we do not charge early-termination fees.
- Fees are stated at sign-up and may change with notice for future terms.
05Acceptable use
You agree not to misuse the service: no monitoring intended to harass, stalk, or harm another person; no attempts to disrupt, reverse-engineer, or gain unauthorized access to the service; and no use that violates applicable law. We may suspend or terminate accounts that violate these Terms.
06Accuracy of records and alerts
Alerts are generated from data published by county recorders and related sources. That data can be delayed, incomplete, mis-indexed, or contain errors outside our control. We work to deliver timely, accurate alerts, but we do not warrant that the service will detect every recording or that any alert is error-free or timely.
07Disclaimer of warranties
The service is provided "as is" and "as available," without warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement, to the fullest extent permitted by law.
08Limitation of liability
To the fullest extent permitted by law, ParcelWatch and Limelyte Technology Group will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss arising from a missed, delayed, or inaccurate alert. Our total liability for any claim relating to the service will not exceed the amount you paid us in the twelve months before the claim.
09Indemnification
You agree to indemnify and hold harmless ParcelWatch and Limelyte Technology Group from claims arising out of your misuse of the service or your violation of these Terms or applicable law.
10Changes and termination
We may modify the service or these Terms from time to time. Material changes to these Terms will be reflected in the "last updated" date and, where appropriate, with additional notice. We may suspend or discontinue the service, in whole or in part, at any time.
11Governing law
These Terms are governed by the laws of the State of Washington, without regard to its conflict-of-laws rules. Disputes will be resolved in the state or federal courts located in Washington, unless otherwise required by law.
